Buyer's Inspection

This is a thorough inspection that is performed when you are under contract to purchase a house, and it covers all the major structural and mechanical components therein. A comprehensive report, with detailed notes and photos, is produced within 24 hours to offer a clear view of the home’s current condition. This puts you in a strong position to make an informed decision, and perhaps even negotiate needed corrections or credits with the Seller, before you close the deal. Knowledge is power.

Pre-listing Inspection

Often times, after getting a Buyer’s Inspection, your Realtor can help you negotiate to have needed repairs done by the Seller. Having a Re-Inspection can ensure that all requested repairs were completed and done properly before your closing date.

New Construction Inspection

This is a thorough inspection that is performed on brand new houses that are being purchased directly from the Builder. While these homes get scrutinized by local code inspectors, and are typically conveyed in pristine condition, sometimes things can be damaged, defective, or simply overlooked during the final stages of the process. A New Construction Inspection can help identify these items so they can be corrected before you take ownership.
(Also, be advised that most Builders offer a one-year warranty on their homes. At eleven months after your closing date, you can purchase a discounted New Construction Inspection to find any issues that would be covered under this warranty before it expires.)
